Panorama Nha Trang: one building, many names, and what to check before you book

1. Panorama Nha Trang is the name of a building

Panorama Nha Trang is the name of a building. It stands at 2 Nguyen Thi Minh Khai, one street back from the beach, and it holds 1,112 units.

No single company runs those units. People bought them and let them out on their own. Some owners deal with guests directly. Others hand a block of units to a management company that runs them like a small hotel.

That is why a search for this address turns up a dozen different names. Same building, sometimes the same floor, but different listings with different prices and separate review scores.

Why this matters before you book

Saying “I booked Panorama Nha Trang” does not tell you much. Depending on which unit you booked, there may or may not be a front desk, and housekeeping may come daily or once every few days.

Reviews work the same way. Two people can stay in the same building in the same week and write completely different things, because they were dealing with different owners.

Most importantly, whether you can use the rooftop pool on the 40th floor depends on the listing. That gets its own section further down.

The building itself

Forty floors above ground and two basement levels for parking. Along this stretch of beach it is the easiest building to pick out.

It is round. Among the rectangular blocks on the seafront there is one cylinder, so you can spot it from anywhere on the sand.

2. The names this address is sold under

Every booking site lists it differently. The names in the graphic below all share one address.

Only one of them is a hotel in its own right: The Empyrean Nha Trang. The rest are private owners or management companies letting out apartments.

What the name does not tell you

If a listing says “condotel”, it usually means the unit has a kitchen. The same goes for names with “apartment” or “suite” in them.

What the name will not tell you is the floor, the direction the windows face, or whether there is a balcony. Several listings have almost identical names, which makes it easy to book the wrong one.

Once you have booked, save the exact name from your confirmation. You will need it to find the right desk when you arrive.

Sometimes the name carries a condition

One listing has “Free Pool” written into the name itself. The owner is advertising that pool access is included rather than charged.

Put the other way round, that tells you the ones without such a note may work differently. Pool access really does vary from owner to owner.

Where you book changes what you see

The hotel appears on almost every booking site. Privately let units appear on some and not others.

The same unit can also show up at different prices on two different sites. It is worth checking a few rather than booking the first one you find.

3. The Empyrean Nha Trang, the hotel inside the building

The only part of the building run as a hotel is The Empyrean Nha Trang. It used to be called Eastin Grand Nha Trang, and some booking pages still carry the old name in their web address.

If both names come up while you are searching, they are the same place.

The lobby is on the second floor

The ground floor is the apartment lobby. Hotel guests go up one level to check in.

This catches people out on arrival. If you walk in with your bags and cannot see a hotel reception, you are on the wrong floor.

Seven room types

The first split is between rooms facing the sea and rooms facing the city. After that it comes down to size and whether there is a balcony.

The gap between the smallest and largest room is considerable. The table below shows how they line up.

The balcony rooms are a separate room type with their own name. Book a plain Deluxe Ocean View and you get a room without one. The names are long and similar, so it is worth reading twice at the booking stage.

Eating in the hotel

East Garden is on the third floor and serves the hotel breakfast. There is a separate dinner service under the same name, plus an outdoor terrace area.

Breakfast is open to people who are not staying, for a fee. If you only want something light there is a smaller and cheaper option as well as the full buffet.

How it is rated

In May 2026 it was named among the top ten hotels in Vietnam at an awards event in Ho Chi Minh City. Its scores on booking sites are good.

That rating belongs to the hotel. It does not cover the other apartments in the same building, which are run by other people entirely.

4. What changes if you book an apartment instead

The biggest difference is the kitchen. These units were built as homes, so most come with a cooking area and a washing machine.

For a long stay, for families, or for anyone who wants to bring food back and eat it in the room, that is more useful than a hotel room.

The washing machine matters more than people expect. In this climate clothes pile up quickly, and being able to run a wash means packing far less.

Things you normally take for granted go missing

Many units are not cleaned daily. Towels and bedding get changed every few days, and on a short stay sometimes not at all.

The front desk may not be staffed around the clock. If you are arriving late you need to arrange in advance how to collect the key.

Breakfast is usually not included. If a listing says it is, check whether that means the hotel buffet or something the owner arranges separately. They are not the same thing.

Which one suits you

There is no single right answer. It depends on what you care about.

For three nights or fewer, with breakfast included, the hotel is easier. For a week or more with any intention of cooking, an apartment makes more sense.

5. What is on each floor

The lower floors are shops and shared facilities, the upper floors are apartments. Knowing the layout saves a few minutes of standing in front of the lifts.

Floor 1 is the apartment lobby, and it is also where tickets for the rooftop pool are sold. Floor 2 is the hotel lobby, floor 3 has the restaurant, and floor 4 holds function and meeting rooms.

Floor 6 has a swimming pool and a gym. Floors 7 to 38 are apartments, and right at the top, floor 40 is Sky Blu.

The lifts are not all the same

The lifts that serve the apartments do not take you straight to floor 40. Guests report having to come back down to the ground floor and take a separate route up.

So you cannot simply walk out of your room in a swimsuit and ride up. Plan on going down first and then up again.

The 39th floor is where the confusion starts

The developer’s own material describes the 39th floor as the roof. The company that runs the pool, meanwhile, prints 40th floor on everything it puts out.

This looks less like an error than two different ways of counting. On site you press whatever the lift panel says, so it makes little practical difference.

It is worth knowing only because searches turn up both “39th floor pool” and “40th floor pool”. They are the same place.

6. There are two pools, and they are not the same

One is on the sixth floor and one is on the fortieth. People often arrive assuming these are the same facility. They are not.

Floor 6

An outdoor pool next to the gym. This is the shared facility for people staying in the building.

The outlook is ordinary at that height. In exchange it is quieter and less crowded, and it is the easier of the two if you have children who just want to swim.

Floor 40

This one runs separately under the name Sky Blu. It is an infinity pool with a reinforced glass floor, and the operator describes it as the highest glass-bottomed pool in Vietnam.

It is filled with seawater. The depth runs to roughly chest height on an adult, which makes it a pool for standing in and looking at the view rather than swimming lengths.

The glass floor covers part of the pool, not all of it. To find the section you have seen in photographs you need to go to the edge.

Whether you can use it depends on your booking

Floor 6 is generally open to anyone staying in the building. Floor 40 is not.

Even hotel guests can find conditions attached, and with apartments it varies by owner. Some charge separately for access.

Some guests also report a limit of one visit per day. Before booking, ask the owner directly whether rooftop access is included, whether there is an extra charge, and how many visits you get.

7. Sky Blu on floor 40: hours and prices

The pool runs from 8am to 6pm, and after that the space becomes a lounge. The lounge runs from 6pm to 11pm.

The English and Vietnamese versions of the official site agree on these hours. Other pages online say it opens at 6am or closes at 10pm, and those do not match what the operator currently publishes.

You cannot swim at night

Several articles mention free entry in the evening. That refers to the lounge, not to swimming.

After 6pm the pool closes and the space is laid out as a bar. You get in without an admission charge but you pay for whatever you eat and drink.

Almost everything is sold as a package

The operator does not publish a price for swimming on its own. What it sells instead are combinations of pool access with food or drinks.

In the morning there is a swim-and-breakfast package, and around midday a swim-and-lunch one. In the afternoon there is a set afternoon tea for two.

On weekend afternoons the pool hosts a party, with one ticket that includes a towel and a dearer one that adds unlimited drinks.

The prices circulating online are old

You will find 100,000 VND for daytime entry and 60,000 VND to look around quoted in a number of articles. Those figures come from posts written in 2023 and appear nowhere in the operator’s current material.

There is still a walk-in ticket sold on site. Because the amount is not published anywhere, the only reliable way to find out is to ask at the Sky Blu counter on the ground floor.

8. You can go up without staying here

You do not need a room to use the 40th floor. Plenty of people staying elsewhere in Nha Trang come for an afternoon.

Tickets are sold at the ground-floor counter, and you can also book ahead. Space is limited, so booking is worth doing if you are planning a weekend afternoon.

Worth knowing before you go

The pool is smaller than it looks. That comes up repeatedly in reviews, and when it is busy the water gets crowded.

There is not much shade during the middle of the day. Loungers under cover are limited, so arriving late means sitting in full sun.

The glass floor is only in part of the pool. Everyone wants photographs there, so expect to wait your turn.

When to go

Arriving at opening time gives you the emptiest pool and the cleanest water.

For photographs, late afternoon is better. The light softens as the sun drops towards the hills behind the city.

Weekend afternoons have the pool party, with music playing. If you want somewhere quiet, come on a weekday.

What to bring

A towel is often included in the ticket. If it is not, you pay separately, so ask when you buy.

The changing rooms are small. If you are staying nearby it is easier to arrive already wearing a swimsuit.

It is windy up there. Hats and loose clothing blow around, so travel light.

Getting up to the 40th floor

1. Buy a ticket at the Sky Blu counter on the ground floor.
2. Even if you have a room here, come down to the ground floor first. The residential lifts do not go to 40.
3. Take the separate route up to floor 40.
4. The pool runs until 6pm. After that only the lounge seating is in use.

9. Where it sits: between the beach and the square

The building is right beside 2 Thang 4 Square. That is the busiest public space in central Nha Trang.

Cross the road and you are at the beach. It is close enough to leave your bags and walk over in a swimsuit.

The Tram Huong Tower stands next door. It is lit at night and visible from a distance, which makes it a useful landmark when you are finding your way back.

What is within walking distance

The beach and the square are a few minutes on foot. Restaurants, convenience stores and massage places cluster around the building, so there is plenty within reach in the evening.

Dam Market is further north. You can walk it, but in the heat of the day a car is more sensible.

What is nearby

The square fills up in the evenings. Children run around, street vendors set up, and it stays lively until late.

Walk south along the seafront and you pass a run of restaurants and cafés. Go north and you reach the streets around the market.

It can be noisy

Being next to the square means weekend evenings are loud outside. On event nights the noise carries late.

Higher floors are quieter. On the lower floors you hear the street, so ask which floor you are on when you book.

10. Getting here from Cam Ranh airport

Flights into Nha Trang land at Cam Ranh. The drive from the airport to this building takes around 40 minutes.

It is too far to consider anything but a car. Take a taxi, book a ride, or use the airport bus.

Check your arrival time first

A lot of flights into Nha Trang land late at night or early in the morning. If you have booked an apartment rather than the hotel, that can be a problem.

If the desk is closed you cannot collect a key. Tell the owner your arrival time when you book and confirm that someone will be there.

The hotel keeps its lobby staffed overnight, so this worry does not apply there. On a late arrival that difference is worth more than it sounds.

Bags

You walk into the apartment lobby at ground level. Hotel guests then go up a floor, which means moving your luggage twice.

If you arrive before check-in you can usually leave bags and go out. Some apartment operators do not offer this, so ask beforehand.

11. Five things to check before you book

What you get depends on which listing you booked. These five questions are worth asking before you pay.

1. Can I use the 40th-floor pool?

This is the one that catches most people out. Ask whether it is included, whether there is an extra charge, or whether it is not available at all.

If it is included, ask how many visits per day that covers.

2. Which floor, and which way does it face?

Within the same building some units look at the sea and some at the city. Height changes the view as well.

A listing can say ocean view and still only show you a sliver of sea if the unit is on a corner. Asking for a photograph taken from the window settles it.

3. How often is it cleaned?

Apartments are often not serviced daily. Ask how many days between cleans and when towels get changed.

4. How late is the desk staffed?

This matters on a late arrival. If it is not 24 hours, ask how key collection works.

If they use a key box, check when they send the code.

5. Is breakfast included, and whose breakfast?

If breakfast is listed, find out whether that is the hotel buffet or something the owner arranges. They are different things.

If it is not the hotel, ask where it is served and what it consists of.

How payment works

Some private owners want cash on arrival. Check in advance whether cards are accepted.

A security deposit is common. You get it back when you leave, but it helps to know before you arrive.

The hotel takes cards and holds the deposit on the card, which works the way it does anywhere else.

12. Who this suits

It suits anyone who wants to be in the middle of Nha Trang. The beach and the square are on the doorstep, with restaurants and shops all around.

You can spend an evening out without arranging a car. Not many buildings in Nha Trang sit in a spot like this.

It suits people who want height. There are few buildings this tall on the seafront here.

It also works for longer stays and for anyone who wants a kitchen, since the units were built as homes.

Think again if

You want hotel service as standard. In that case book the hotel inside the building rather than an apartment.

You want quiet. Next to the square, weekend evenings are noisy.

You want to spend whole days on the property. This is a city building with no grounds and no private beach.

You want serious swimming. The rooftop pool is neither deep nor large.

In short

What this building offers is its location and its view. You walk to the beach from the centre of town and you look at the sea from height.

What it does not offer is consistency. Every unit has a different owner, so the standard of what you get varies.

That means the choice here is not really about the building. It is about which listing you pick, and the five questions above cover most of what can go wrong.

13. What reviews keep saying

Read enough reviews of this address and the same points come round again. The positive ones and the negative ones tend to land on the same things.

What people like

The view comes up most often. From the upper floors you see the bay and Hon Tre island in one go.

The pool being clean is mentioned repeatedly. Water quality gets good marks.

Being close to the beach is the third. Crossing one road means you can drop your bags and go straight out.

What people complain about

The pool being smaller than expected is the most common. Wide-angle photographs set expectations that the real thing does not meet.

Price relative to the facilities comes up too. What you are paying for is the position rather than the pool.

The route up to the 40th floor also gets mentioned, because you cannot go directly from your room.

How to read the reviews

Reviews for the same building were written by guests of different owners. Anything about cleaning or communication describes one operator, not the building.

So check which listing a review belongs to before you weigh it. Only the comments about the view and the pool apply to everyone.

Reviews with photographs are the most useful. What you can actually see from a window is easier to judge from a picture than from a paragraph.

Why scores differ so much

Some listings at this address score well and others poorly. The building is the same, so the difference is the operator.

Low scores usually describe poor communication or cleaning. Very few of them are about the building or the view.

14. How many nights to book

In a Nha Trang trip this building plays the part of the city hotel. How long to stay depends on what else you have planned.

Up to three nights

If you are only seeing the city, three nights covers it. Time on the beach, an evening or two around the square, and one trip up to the rooftop.

For a stay this short the hotel is the easier choice. Missing breakfast and housekeeping is more noticeable over a few days.

Four nights to a week

Adding an island tour or a mud bath means whole days out, which pushes you past three nights. By this point laundry starts to matter.

This is where a unit with a washing machine earns its place. Handling breakfast in the room also cuts the daily cost.

Longer than a week

For anything approaching a month, an apartment is the sensible choice. The units were built as homes and come with kitchens and washing machines.

Some owners discount longer stays. Contacting them directly can cost less than booking through a site.

15. Other parts of Nha Trang to consider

Accommodation in Nha Trang divides into three areas. The city centre, the beach strip towards the airport, and the island. This building is firmly in the first.

The city centre

Where Panorama sits. You can walk to food, drinks and sand. The trade is noise.

If you are travelling as a couple or on your own and plan to move around, this is the easier base.

The airport beach strip

Heading south towards Cam Ranh there is a line of resorts with large grounds and private beaches.

Getting into town means a car each time. This suits people who intend to stay on the property.

The island

Hon Tre has hotels attached to the theme park. Handy if that is your main reason for coming.

You reach it by boat or cable car, which makes coming and going less casual.

Many people combine them

Splitting a trip between the city first and a resort afterwards is common. You move the bags once and you get both kinds of days.

This building fits neatly into the city half of that plan.

16. Things that are easy to get wrong

Search results for this building contradict each other. These are the points that cause the most confusion.

It is not a resort

Photographs make it look like one, but it is a tower in the middle of the city. There are no grounds and no gardens.

The beach across the road is a public beach that anyone can use.

The rooftop pool is not the hotel pool

Sky Blu operates separately from the hotel. Staying at the hotel does not automatically include it.

The reverse is also true: you can pay to go up without staying anywhere in the building.

The address may look different in older listings

Older pages give a ward name that newer ones do not use. Vietnam reorganised its local administrative units, so the way the address is written changed.

The building has not moved. If the street number matches, it is the same place.

Other buildings share the name

Several places in Nha Trang have Panorama in their name. Check the street address when you book.

If it is not 2 Nguyen Thi Minh Khai, it is not the building described here.

17. The address to show a driver

Show a driver the address rather than the building name. More than one place in Nha Trang has Panorama in its name, so the name alone can take you somewhere else.

What to show

Written locally it is 02 Nguyen Thi Minh Khai, Nha Trang. That line on a screen is enough.

Adding Quang truong 2 thang 4, the name of the square, makes it certain. Locally the square is far better known than the building.

If you are staying at the hotel

The hotel name is The Empyrean Nha Trang. Some drivers still know it as Eastin Grand.

If you booked an apartment, have the listing name from your confirmation ready as well. You will need it once you are inside.

Finding your way in

You enter at ground level into the apartment lobby. Hotel guests then go up to the second floor.

Apartment guests need whatever instructions the owner gave. Some hand over keys in the lobby, others send someone down to meet you.

Messaging the owner the day before saves standing around with your bags. Ask them to write down which entrance and who to ask for.

Coming back at night

The building is lit after dark and visible from a distance, so finding your way back along the beach is straightforward.

The tower next door is lit as well. Spot either one and the other is beside it.

18. Weather changes what you can do

The rooftop pool is open to the sky. Whether you can use it on a given day comes down to the weather.

Rain makes swimming impractical. The lounge seating still works, but a trip planned around the pool is wasted.

Wind

It is windier at that height than at ground level. The sea can look calm from the beach and feel quite different on floor 40.

Hats and loose clothing blow around, so take as little up with you as possible.

You cool down quickly once you are out of the water. Keep a towel to hand.

The wetter months

Nha Trang gets most of its rain from autumn into early winter. Coming then means some days when the pool is not usable.

In exchange, room rates drop. If the pool is not the reason you are booking, that period can work in your favour.

The sixth-floor pool copes slightly better, being less exposed to wind.

The best time of day

On a clear day, late afternoon is the most comfortable. The heat eases and the light over the bay improves.

That is also when it is busiest. For quiet, go early.

19. Eating and drinking on the 40th floor

You order at the poolside. Cocktails, soft drinks and light food are served where you are sitting.

During the day it works as a café attached to a pool. From 6pm the same space becomes a lounge, so the character changes with the hour.

Happy hour

Happy hour runs from 2pm to 5pm. Order two Aperol Spritz and a third comes free.

That window overlaps with afternoon tea, so decide which you want before you go up.

Certain nights have their own deal

Wednesday is run as a ladies night. A table of four or more women gets a cocktail tower included.

Thursday works the same way for men, with a beer tower for a table of five or more.

Both need to be booked ahead. Turning up on the night does not qualify.

Evenings bring music

At weekends and on special dates there are DJs or live acts. Bigger dates such as Halloween and New Year get their own events.

If you want somewhere calm to sit, avoid those nights. If you want atmosphere, that is exactly when to come.

Private hire

The whole floor can be booked for an event, with sound, lighting and screens included.

On those days the public cannot get in. If you have one particular date in mind, call ahead.

20. What the building itself provides

The first six floors are shops and shared facilities. A fair amount can be handled without leaving.

Food

The hotel restaurant on the third floor serves breakfast, and a separate dinner service runs under the same name.

There is an outdoor terrace area too, which is a reasonable place to sit out the hottest part of the day.

Exercise

The gym is on the sixth floor next to the pool, so you can train and then swim without going far.

It is not large for a building of this size. Anyone serious about training should keep expectations modest.

Events

Function and meeting rooms are on the fourth floor, used for weddings and company events.

On event days the lobby and lifts get busy, which slows you down when you are moving luggage.

Just outside

Step out and you are at the square and the beach. Convenience stores, restaurants and massage places are all within a short walk.

Plenty of them stay open late, so picking something up in the evening is easy.

21. Travelling with children

With children, the sixth-floor pool is the easier one. The rooftop is tight on space and busy, which does not suit small children.

The rooftop pool is around chest height on an adult, so it is deep for a child.

An apartment usually works better

A kitchen means you can prepare food yourself, warm milk at night, or wash fruit.

The washing machine helps as well, since children generate laundry quickly.

Some listings have family-sized units, and the hotel has a larger family room, which is worth looking at if you are carrying a lot.

Getting around

The beach being across the road makes coming and going with children simple. There is little need to arrange cars.

The road in front is busy with traffic, so hold hands crossing.

Lifts get crowded morning and evening. Expect to wait at those times.
