Only some “beach” hotels are actually on the sand — the true beachfront resorts with private beach are Furama, Pullman, Premier Village on My Khe, and the Non Nuoc flags (Sheraton Grand, Hyatt, Meliá, Grandvrio, Marriott). Most of the beach-road towers, including good ones like Four Points, TMS, HAIAN, Sala and À La Carte, sit across Võ Nguyên Giáp — a 1-5 minute walk to the sand, but you cross a busy 4-6 lane road and there are no hotel beach amenities. Neither is wrong; just know which you are booking.

The cheapest resort value of the year is the September-November rainy shoulder (October the deepest discounts), while summer, Tết and the DIFF fireworks weekends are the priciest and sell out first. Da Nang has a two-season climate that drives rates hard: dry and sunny February-August (beach peak May-August, calm sea), and rainy/typhoon September-November (October wettest, rough red-flagged sea). A handful of local quirks trip up first-time bookers. Get these right and you avoid the most common regrets — a “sea view” that isn’t, a resort you can’t walk out of, or a bill 15% higher than the headline rate.
- Confirm the exact room category. “Sea view”, “sea-facing” and “city/mountain view” differ enormously on the Võ Nguyên Giáp towers; low floors and angled rooms may see only a sliver. Email the hotel for pricey stays.
- True beachfront vs across the road. Many good towers (Four Points, TMS, HAIAN, Sala) face the beach over a busy 4-6 lane road with no hotel beach amenities — fine if you know it, a letdown if you expected private sand.
- Check the Son Tra and Non Nuoc shuttle. Confirm whether it is free or paid, how frequent, and where it drops (My Khe / An Thuong / city / Hoi An), or budget Grab fares for every outing. Golden Bay’s free shuttle, for example, runs only at set times.
- Understand “++”. A resort’s “++” rate adds VAT (8% in 2026) plus 5% service, roughly +13-15%; “net” is all-in. OTAs usually show tax-inclusive totals, so check the final breakdown before comparing.
- Read the most recent reviews. Construction, renovation, lift outages and beach-erosion works are common along the strip and invisible in listing photos — check the last one to two months.
- Carry some cash. Smaller independent hotels may ask for a refundable cash deposit at check-in and some are cash-preferred.

12. Common Da Nang hotel booking mistakes
The regrets we see most often are all avoidable. Here are the traps, straight from aggregated guest reviews, so you can sidestep them.
- Booking secluded Son Tra for a short first trip. The InterContinental and its neighbours are stunning but isolating — you end up shuttle-trapped, waiting on limited shuttle times or paying Grab just to reach food. Great for a relaxing 2-3 nights, wrong for a busy sightseeing trip.
- Assuming “sea view” means beachfront. On the towers, many “sea view” rooms only glimpse the ocean between buildings; low floors see little.
- Booking an across-the-road tower thinking it is beachfront. Then discovering a busy 4-6 lane road between the hotel and the sand.
- Ignoring rainy-season sea conditions. Booking October-November for a beach holiday and hitting rough, red-flagged, unswimmable surf, heavy rain or flooding.
- Over-paying on a DIFF Saturday or a Vietnamese holiday. Riverside and beach rates spike 1.5-3x and sell out weeks ahead on those dates.
- Choosing quiet Non Nuoc, then missing the buzz. The calm and space come at the cost of being far from nightlife, bars and the walkable An Thuong food scene.
- Assuming every resort walks to restaurants. Son Tra and Non Nuoc properties are isolated; without transport you are captive to resort dining.
- Not checking the Hoi An shuttle before booking a resort chosen partly for being “close to Hoi An”.
- Getting caught by “++” pricing. Comparing a resort’s pre-tax “++” rate against an OTA’s tax-inclusive total and picking the wrong “cheaper” option.
